Garage Column settlement is a common problem, especially in the Greater Atlanta Metro area. Of all foundation repair problems, this one ranks in the top 3 yearly. The problem stems from the concentrated load on the column between two garage doors. Often this column is carrying so much load that it pushes the slab down and allows the brick to crack above the column.
The pictures above show a couple of different types of cracks. Typically these cracks are either horizontal right at the top of the column or they stair step above the column (with a wider crack at the bottom and smaller crack as it goes farther toward the roof). While each situation is different, if you have any of these signs you may have a foundation problem that needs to be addressed.
